For example, from the tenant\u2019s side, monetary outflows might include utility costs in addition to rent.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">How do we define the discount rate?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Ideally, the discount rate can be based on the interest rate of a mortgage loan with the same <a href=\"https:\/\/eoninvestment.com\/ka\/2024\/05\/12\/price-return-curve\/\"><strong>duration<\/strong>.<\/a> However, one nuance must be considered:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\"><strong>Mortgage rates include a default risk premium<\/strong>, and the potential <a href=\"https:\/\/eoninvestment.com\/ka\/2025\/04\/05\/hazard-function-yield-degradation\/\">yield degradation<\/a> in case of default is much higher for loans than it is for leased real estate. Therefore, the <strong>discount rate for rent cash flows should be lower<\/strong> than that of a comparable mortgage loan \u2014 typically within the range of high-quality or government-backed mortgage rates.<\/p>\n<\/blockquote>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">What <strong>doesn\u2019t<\/strong> effective rent account for?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">While effective rent is a helpful indicator, it can be misleading if used without caution, because it <strong>does not account for several important factors<\/strong>:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/eoninvestment.com\/ka\/2025\/02\/07\/implied-inter-lease-discount-rate\/\"><strong>Inter-lease Risk<\/strong> <\/a>\u2013 Real estate may be leased under multiple long-term contracts, but <strong>gaps between leases<\/strong> (vacancy periods) impact the actual discount rate and return. This should be factored in.<\/li>\n\n\n\n<li><strong>Releasing Costs<\/strong> \u2013 In some cases, re-leasing costs are roughly equal to one month&#8217;s rent. However, this is not always the case. Generally, <strong>longer-term leases help reduce these costs<\/strong>.<\/li>\n\n\n\n<li><strong>Market Expectations<\/strong> \u2013 Depending on expected future market conditions, it may be more rational to enter into <strong>shorter-term or longer-term contracts<\/strong>.<\/li>\n\n\n\n<li><strong>Options in Lease<\/strong> \u2013 Leases may include <strong>flexibility options<\/strong>, such as the right to terminate the contract, add more space, reduce space, or sublease to someone else.<\/li>\n\n\n\n<li><strong>Contract Portfolio Fit<\/strong> \u2013 A landlord may prefer to have lease termination dates <strong>match or stagger<\/strong> with other leases in their portfolio for strategic reasons.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><a href=\"https:\/\/eoninvestment.com\/wp-content\/uploads\/2025\/05\/30.-effective-rent.xlsx\">Effective Rent in Excel<\/a><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">\u10d0\u10d3\u10d0\u10de\u10e2\u10d8\u10e0\u10d4\u10d1\u10e3\u10da\u10d8\u10d0 \u10ec\u10e7\u10d0\u10e0\u10dd\u10d3\u10d0\u10dc:<br \/><strong>Commercial Real Estate Analysis and Investments<\/strong><br \/>by D.
